If the SAS becomes so clogged that it cannot absorb liquid at the rate at which it enters the tank, the plumbing will “back up” or unsanitary wastewater will bubble to the surface. You really don’t want to wait until you have sewage ‘bubbling’ to the surface in your yard or backing up into your house so it is a good idea to keep up with your septic pumping schedule. All Clear Septic and Wastewater Services has Title 5 Septic Inspections scheduled for customers today in Massachusetts. Massachusetts requires that you have a Title 5 Septic Inspection in the following instances:
- Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
- When there is a proposed change to the facility which requires a building or occupancy permit.
- Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
- For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
- Every 3 years for shared systems.
- When the property is divided, or ownership of 2 or more properties is combined.
- When MassDEP or the local Board of Health orders an inspection

A large portion of the inspections that we conduct are for property owners who are selling their property which has a septic system, either a commercial or residential. This is because most sellers have not bought their property in the last two years so do not have a current Title 5 Inspection for their property. The good news is that once it has been done it is valid for 2 years so once you have decided you are selling your property it is always a good idea to have the inspection done early in the sale process. You know it is likely that you will sell in two years so it will remain current and you will not have to worry about it causing delays later when you have sale deadlines. An inspection may highlight a problem and you will have time to fix it and once your property has passed its septic inspection that is another selling point. - Type of use (e.g., house, school, retail space), Title 5 design flow, and whether the facility is presently occupied;
- Analysis of the criteria specified in Title 5 that indicate system failure, and, for large systems, those which indicate threats to public health and the environment;
- Water use records from the previous two years, if available;
- A description of the septic tank, including its condition, approximate age, thickness of grease/scum layer, and other relevant information;
- A characterization of the distribution box and dosing tanks with pumps, if any, such as condition and evidence of solids carryover or backup; and
- The condition of the soil absorption system including, any signs of hydraulic failure.
We have found that many property owners who have scheduled a septic inspection do not know what it will entail because they have not needed to have one done before. Generally it is the seller of a property that is responsible for carrying out the septic inspection so unless you have previously owned and sold a property with a septic system you may not have previously needed to scheduled one. Today we are replacing a pump panel, float and pump for a customer in Portsmouth RI. Some septic systems include a pump and float. A control float in your septic system is set so that a specific volume of effluent is sent to your drainfield. This specific amount is referred to as a dose. When the effluent in the pump tank rises to the level of the “on” float the pump is activated and pumps the level of the effluent down until it reaches the “off” float setting. All Clear Septic and Wastewater Services are providing a cesspool replacement for a customer in Rehoboth, MA today. A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. Over time, when the drainage area around the leaching pool becomes saturated, additional pools may have to be dug to handle the volume. Cesspools must be treated to avoid harmful chemicals from forming and also to empty the pool which needs to be done regularly. This makes cesspools have high maintenance costs.
In Massachusetts Title 5 does not require Cesspools to be replaced:
“only those cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant).” For more information see Mass Gov Website
