Plan and Prepare for Good Luck on Friday 13th!

All Clear Septic and Wastewater Services suggests everyone makes sure to avoid black cats and ladders on this Friday 13th! Not that we are a superstitious bunch. We know that good luck is often the result of planning and preparation. This is true particularly for your septic system. Following good maintenance practices and advice will ensure that you don’t have ‘bad luck’ with your septic system.

Septic System Do’s and Don’ts

Things you should do
DO get your septic tank pumped regularly and have it checked for any cracks or leaks.
DO call All-Clear for a Voluntary Assessment of your septic system.
DO conserve water whenever possible as a means of reducing the volume of wastewater that will need to be treated and disposed.
DO make repairs to any faucets or toilets that are leaking.
DO make sure that you are only discharging biodegradable wastes into your system.
DO restrict or avoid use of your garbage disposal.
DO take the time to ensure that any down spouts or other surface water is diverted away from your drainfield.
DO keep the cover to your septic tank accessible by installing covers and risers for easier inspections and pumping.
DO have an effluent filter installed to prevent debris from entering your drainfield.
DO add a laundry filter to your washing machine.
DO put kitchen trash into a compost or throw it into the garbage – not down your drains.

Things you should NOT do
DON’T flush products such as tampons, sanitary napkins, condoms, disposable diapers or wipes into your system.
DON’T empty oils or other types of kitchen grease down your drain.
DON’T dump any items that can disrupt the treatment process or contaminate groundwater, such as: paints, oils, thinners, pesticides, poisons or disinfectants.
DON’T build anything over your drainfield or dig in it for any reason.
DON’T plant any landscaping over your drainfield – except grass.
DON’T drive a vehicle over your drainfield or compact the soil in ANY way.
DON’T run purification back flush into the septic tank.

When are Title 5 Septic Inspections Required?

All Clear Septic and Wastewater Services have Title 5 Septic Inspections today in Attleboro, North Attleboro, Wrentham, Bellingham and Blackstone MA. As stated on the Official website of the Executive Office of Energy and Environmental Affairs for Massachusetts:

“Septic system inspections are required

  • Within 2 years prior to the sale of the property. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months after the sale.
  • When there is a proposed change to the facility which requires a building or occupancy permit. This does not mean an inspection is required every time a building permit is needed – only when the use of the facility changes (e.g., from residential to commercial) or when a facility expands (e.g., adding a bedroom, enlarging the square footage of an office building, or adding seats to a restaurant).
  • Unless official records showing location of the system components are available, any change in the footprint of a building also requires an inspection, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection.”

Today is the day we celebrate the anniversary of the arrival of Christopher Columbus in the Americas on October 12th 1492. While there are not many homes still around from that period some of us do still live in older homes, some of which have older cesspools rather than modern septic systems or town sewage. A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. Massachusetts does not require that cesspools be replaced however cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded. Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant).

We have extensive experience working with customers who have cesspools either upgrading them if they are in failure or servicing them to ensure that they continue to operate correctly. As part of some services for our customers we conduct testing which may include BOD (biochemical oxygen demand), TSS (Total Suspended Solids), NO2, NO3 and TKN (Total Kjeldahl Nitrogen) tests. It is important that all levels are correct in your septic system because any imbalance can result in it functioning incorrectly or inefficiently. For example one of the most commonly measured constituents of wastewater is the biochemical oxygen demand, or BOD. In your wastewater are a variety or organic and inorganic molecules. The organic molecules are mostly made up feces, grease, food particles, detergents, soaps and fats. These molecules are decomposed by bacteria in your septic system and oxygen is required by the bacteria to reduce this organic matter eventually to carbon dioxide and water,. The amount of oxygen required to do this process is known as the biochemical oxygen demand or BOD. Obviously the level of OBD is therefore important in a septic system.
