Septic Inspections for Property Sales and Also Property Renovations

All Clear Septic and Wastewater Services has hundreds of septic inspections scheduled each year, often with property owners who have a septic system and need their system to be inspected before they can proceed with the sale of that property. However we do have inspections scheduled for other reasons. Today we have septic inspections scheduled in Sturbridge, Brookfield, Oxford, Spencer, Paxton, Ware and Hubbardston MA and one of those is not for a client who is selling their property. Instead they have been renovating their property and require an inspection because their extensive renovations require a building permit. As explained on the Mas Gov Website:

‘These situations require a system inspection only if the modification requires a building permit or occupancy permit. For example:

  • adding a bedroom to a house
  • adding seats to a restaurant
  • changing the type of business operating at a commercial location.

Check with your Building Department or Board of Health to find out if your modification meets these requirements.

Any change in the footprint of a building also requires an inspection to determine the location of the system, to ensure that construction will not be located on top of any system components or on the reserve area. Check with your local Board of Health.’

Leach Field Problem Identified and Repaired

All Clear Septic and Wastewater Services have been contacted by a client in North Attleboro who suspects that they have a leach field problem. They have noticed a sewage smell in their yard around the leach field area and there is a consistent wet, sogginess on the field. Other signs that you may have a problem can include lush vegetation over the leach field, frequent pumping of the tank being required, and/or slow drains.

Leach fields fail for two primary reasons. The main reason is referred to as biological clogging. This is the development of a biomat beneath the drainfield that eventually prevents the liquid or effluent from entering the underlying soil. This biomat is a combination of fine organic solids that have been carried out of the septic tank and the remnants of anaerobic bacteria. These bacteria originate in the human intestinal tract and enter the septic system with the waste products. 95% of all leach field failures are biological. The second primary reason is referred to as a mechanical failure. This could be a structural collapse of the leach field piping or chambers, root intrusion, or fine non-organic materials that are washed down to the bottom of the leach field and seal the soil.

All Clear Septic and Wastewater Services have many years experience identifying and repairing leach field problems and will find locate and repair our client’s leach field problem. We have other septic repair appointments today in Wrentham, Middleboro, Mansfield and Norton MA. Septic Pumping Is Essential Septic System Maintenance

All Clear Septic and Wastewater Services not only installs septic systems and repairs septic systems but also provides essential septic system maintenance – perhaps most importantly septic pumping. Septic Systems must be pumped periodically to remain operating correctly. Even if your system seems to be working correctly you do not want to wait it until it shows evidence of septic problems before you choose to pump your system. By then you could have a large septic problem which may require an expensive septic repair whereas staying on top of your septic pumping schedule will ensure that you are doing the most important part of maintaining your septic system. Septic systems do not need to be pumped that often, if fact if you pump too frequently you can harm your septic system by removing the beneficial bacteria that is required to process your waste. A properly maintained septic system should only be pumped every 2-5 years, as needed, to avoid removing the “good” bacteria and keep the system running smoothly. You only need to have your system pumped annually if you have a garbage disposal. Today we have septic pumping appointments in Oxford, Sturbridge, Oxford, Ware, Spencer and Hubbardston MA. If it has been over three years since you had your septic tank pumped, give All Clear Septic and Wastewater Services call at our Norton office on 508-763-4431 for an evaluation and to set up quick and easy pumping arrangements.

Septic Engineering Services Available including PERC Tests, Septic Design and Septic Improvements

All Clear Septic and Wastewater Services have trained septic experts who can assist property owners with their septic engineering requirements. We can assist with services to improve or repair your property such as soil evaluations, septic design and land use planning, septic improvements such as installation of risers, covers or filters and construction layouts for large or small commercial developments. Today we are conducting a soil evaluation for a customer in Attleboro MA. The soil evaluation will determine if the client’s building site is suitable for a conventional septic system and is typically called a “perc test’ or “perk test” (a percolation test). Traditional septic systems only work if the soil in the leach area is sufficiently permeable that it can readily absorb the liquid effluent flowing into it. Also, there must be sufficient ‘good’ soil from the bottom of the leach pipes to the rock or impervious hardpan below, or to the water table. Less commonly, a site can fail because the soil is too permeable, allowing the effluent to reach the groundwater before it is fully treated. Very steep slopes are also unsuitable for a conventional leach field. The specific standards vary from town to town, but any of these characteristics can prohibit the use of a standard gravity-fed septic system. All Clear Septic and Wastewater Services have extensive experience with various types of septic system so there are always alternative systems that can be used if the perc test does show some unfavourable results for a conventional system. We also have extensive experience with towns in this region so we know the individual requirements for different towns. We have other septic engineering appointments today in Norton, Rehoboth, Raynham and Dighton MA. If you would be interested in our septic engineering services or if you have any questions about septic engineering please do contact our Norton office on 508-763-4431 or visit http://www.allclearseptic.com

Voluntary Septic Inspections Give You An Assessment Of The Condition Of Your System

All Clear Septic and Wastewater Services conducts hundreds of septic inspections each year for property owners who are selling their home or business and are on town sewer. This is because in the state of Massachusetts a septic inspection is required:

“Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward”

For more information see: https://www.mass.gov/guides/buying-or-selling-property-with-a-septic-system

However not all inspections that we carryout are for people who are selling a property. We have a voluntary septic inspection today for a property owner in Westport MA who wants to have a greater understanding of the condition of their septic system. As specified on the Mass Gov website:

“A system owner may choose voluntarily to have an assessment of the condition of the system even if there is no requirement for an inspection. Results of these voluntary assessments are solely for the use of the owner, and do not need to be submitted to local Boards of Health or MassDEP.”

We also have septic inspections today in Marion, Mattapoisett, Fall River, New Bedford and Rehoboth MA. If you require a septic inspection, for any reason, or if you have questions about your septic system please do contact us at our Norton Office on 508-763-4431 or visit http://www.allclearseptic.com

If your Property Is Not On Town Sewer You Probably Have A Septic System

All Clear Septic and Wastewater Services know that many people when they hear the word ‘sewer’ either think of old, large, dank, dark and smelly sewer systems under some city in Europe or adolescent turtles with unlikely names fighting bad guys through the sewer tunnel system. Neither image is particularly accurate for sewer systems in Massachusetts which service many homes across the state. However homes and properties that are not on the town sewer system still need to process their wastewater and the solution is usually an individual septic system. If you buy a property with a septic system and have never had one before this can be a daunting prospect. However All Clear Septic and Wastewater Services’ Preventative Maintenance Program is designed to give homeowners peace of mind because you then know that your system is being properly checked, maintained and monitored. This means that you do not have to worry about unexpected repairs or maintenance because we will take care of your septic system for you which means that repairs are much less likely to be necessary and problems will be located before they become a big concern. We schedule septic services for our customers on maintenance contracts on a quarterly, biannual or annual basis depending on their septic system and the use that it gets. Today we have septic service appointments in Norton, Berkley, Dighton, East Bridgewater and Taunton MA. If you would be interested in our preventative maintenance program or if you have questions please do contact our Norton office on 508-763-4431 or visit http://www.allclearseptic.com

“Condominium systems should be inspected once every 3 years. Condominium developments with 4 or fewer units should also have their system inspected every 3 years, or within 2 years prior to the sale of one of the units.” for more information see –

https://www.mass.gov/guides/buying-or-selling-property-with-a-septic-system

We provide Title 5 Septic Inspections for condominium associations as well as private homes and commercial properties including restaurants and office buildings.
