We also, however, regularly provide other septic services including septic system inspections to customers who have a septic system and need an inspection. In Massachusetts a system inspection is required in the following instances:
- Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
- When there is a proposed change to the facility which requires a building or occupancy permit.
- Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
- For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
- Every 3 years for shared systems.
- When the property is divided, or ownership of 2 or more properties is combined.
- When MassDEP or the local Board of Health orders an inspection.

This effluent then slowly seeps into the subsurface soil where it is further treated and purified. Our customer noticed sewage smells coming from their septic tank and wisely chose to contact us to investigate further. The source of this problem was a faulty pump, which failed to keep up with the waste entering the system so the tank was getting too full which allowed gases to escape. We can actually provide a septic pump repair in this instance and save the customer from needing to replace the entire pump. All Clear Septic and Wastewater Services have Title 5 Septic Inspections scheduled today for customers in Northborough, Berlin, Hudson, Grafton, Millbury, Paxton and Sterling MA. The majority of these are inspections that are being done because the property owner is selling their property and it is required that a Title 5 Septic Inspection has been done on the system within 2 years of title transfer taking place. This usually means that an inspection has to be carried out because it has been more than 2 years since one was last performed. “The purpose of the inspection is to determine if the system in its current condition can protect public health and the environment. The inspection does not guarantee that the system will continue to function adequately, or that the system will not fail at a later date. Therefore if you are buying a property with a septic system that has passed its Title 5 you need to be aware that you will need to continue to maintain your septic and there is no guarantee offered by a septic inspection that the system will continue to function correctly, especially if you have a larger family moving in or larger appliances because this will all result in an increase to the flow to the system.
