How often you need to pump the solids out of your septic tank depends on factors including:
- the number of people in your household
- the amount of wastewater generated (based on the number of people in the household and the amount of water used)
- the volume of solids in the wastewater (e.g., using a garbage disposal will increase the amount of solids)
- the size of your septic tank

All Clear Septic and Wastewater Services has Title 5 Septic Inspections scheduled for customers today in Dudley, Sutton, Oxford, Uxbridge, Blackstone and Upton MA. Massachusetts requires that you have a Title 5 Septic Inspection in the following instances:
Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
- When there is a proposed change to the facility which requires a building or occupancy permit.
- Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
- For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
- Every 3 years for shared systems.
- When the property is divided, or ownership of 2 or more properties is combined.
- When MassDEP or the local Board of Health orders an inspection

If you have a septic system regular maintenance is essential for it to keep working correctly. Fortunately septic pumping, which is the most important maintenance for a septic system, is not usually required annually (unless you have a garbage disposal). It is recommended that you have your septic system pumped every 3-5 years so if it has been a few years since you have had yours done or you can’t remember when it was done last now may be a good time to consider having your system pumped or call us so we can help you determine what would be your best course of action. Signs that you septic system is due for a pump out can include:
- Septic Back up. If you have sewage backup in your property this could indicate that your septic tank is full or reaching capacity
- Pooling water. If it hasn’t recently rained yet you are still seeing pools of liquid on your leach field this could be a sign that your system is full. When your tank reaches capacity, solid waste can clog the drain field piping system and force liquid to the surface
- Slow drains or slow flushing toilets are an indicator that your system is reaching capacity
- Sewage Odors or smells in your home or yard
- An overly healthy lawn. If your grass is much greener or lusher than the rest of your yard over the leach field you may have a tank that needs pumping
