You might have decorating or DIY jobs to finish, you will probably need to ‘declutter’, you’ll need to find a realtor and these are just the first things you will need to action and the further along you get in the process the more you will have to do, especially if you are also buying a home too. One more thing that you will probably need to organise if you home is serviced by a septic system is your Title 5 Inspection. In Massachusetts it is required that a septic inspection happens:

So unless you bought your property within the last two years it is unlikely that you will have a current Title 5 Septic Inspection. However the good news is that once you have your inspection done it will last for two years. Therefore it is something that you can have done as soon as you decide to sell and is likely to remain valid until your sale goes through. This means that you can get at least this item checked off you sale ‘todo list’ nice and early. Once it is done you don’t need to be concerned that it will hold up a sale later on and it is a great selling point for potential buyers. If buyers are looking at your home, especially if they have not had a property with its own septic system before, knowing that it has passed an inspection can alleviate any concerns and ensure that it is not a negative point for a buyer.
