Septic System Maintenance Is Necessary To Avoid Repairs and Failures

All Clear Septic and Wastewater Services know that even though it is only January 2nd it suddenly feels like the holidays were a long time ago and we are all getting back into the swing of things. This means that property maintenance that you have perhaps been putting off over the holiday period should now be looked at and not postponed anymore. Septic System Maintenance is really not something that should be put off for too long because if left it can lead to large and expensive repairs being necessary or even a septic failure. The most important septic maintenance is septic pumping. The average recommended pumping frequency is between 3 and 5 years, depending on the tank size and number of occupants. The longer you wait between pumping the greater the likelihood that you may have a septic problem and you will shorten the lifespan of your system and eventually it will fail. As wastewater enters your septic tank from your property, the solid matter will be held in the tank and break down into “sludge” over time, while the liquids continue on to the absorption area (leach field / drain field). 

Sludge is never meant to exit your septic tank, so it must be pumped out on a regular basis — you don’t want the sludge to accumulate to the point where it starts exiting the tank towards the absorption area or backing up into your property. Once this happens pumping will not rectify the issue and you will be looking at additional costs to repair your system and if left too long you may have to replace your septic system or at least parts of it which is both expensive and disruptive. Do You Know What Is Included in a Title 5 Inspection?

All Clear Septic and Wastewater Services have Title 5 Inspection appointments today for customers in Marlborough, Berlin, Bolton, Clinton, Sterling and Northborough MA. Included in a Title 5 Septic Inspection is:

  • General layout of the system components (location of the building sewer, septic tank or cesspool, distribution box and leaching field)
  • Type of use (e.g., house, school, retail space), Title 5 design flow, and whether the facility is presently occupied
  • Analysis of the criteria specified in Title 5 that indicate system failure, and, for large systems, those which indicate threats to public health and the environment
  • Water use records from the previous two years, if available
  • A description of the septic tank, including its condition, approximate age, thickness of grease/scum layer, and other relevant information
  • A characterization of the distribution box and dosing tanks with pumps, if any, such as condition and evidence of solids carryover or backup
  • The condition of the soil absorption system including, any signs of hydraulic failure

Cesspool Maintenance Is Very Important For Your Environment

A cesspool is any pit or container that receives wastewater from a house or building. The term “cesspool” is usually used to refer to an open pit that is lined with rocks or concrete, but an underground tank or holding container that is not connected to a drainfield can also be defined as a cesspool. The main function of cesspools is the storage of wastewater. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. Septic Pumping is Essential Septic Maintenance

All Clear Septic and Wastewater Services not only repairs, services and inspects septic systems but we also carry out the essential maintenance that is always required for your septic system – SEPTIC PUMPING. Regular pumping helps to prevent solids from escaping into your drainfield and clogging the soil. Normally a properly designed septic system has enough space for 3-5 years accumulation of sludge waste. Once waste reaches this point waste has less time to properly settle before leaving the tank into your leach field. This means that more solid waste will get into your leach field. As this becomes clogged liquid waste will not absorb at the rate which it enters the tank so plumbing can backup and waste will reach the surface. To avoid this unpleasant and expensive consequence of neglecting maintenance it is always a good idea to have your septic tank pumped every 3 – 5 years. If you have a garbage disposal you will need to have your septic tank pumped annually. The regularity that you have your system pumped will vary depending on various factors including the size of your septic tank and your water usage. For example a restaurant will need to have its septic pumped more regularly that a summer cottage which is only used in the warmer months. Title 5 Septic Inspections To Keep Everyone Safe

All Clear Septic and Wastewater Services carry out many Title 5 septic inspections for property owners in Massachusetts. Title 5 is the regulation of the Massachusetts State Environmental Code 310 CMR 15.000 which protects communities and environments from the potential hazards of on-site wastewater disposal systems (septic systems). Septic systems are to be properly located, built and maintained to effectively treat wastewater so as not to cause health risks to humans and animals or environmental problems which can result from the pathogenic elements as well as harsh pollutants present in wastewater.
The most common instance for a Title 5 Inspection to be requested from us is when a home or commercial property is being sold and it is required that a septic inspection be carried out. Today we have Title 5 Septic Inspections scheduled in Clinton, Berlin, Bolton, Marlborough, Sterling, Maynard and Stow MA. The seller is typically responsible for arranging and completing the septic system inspection with a licensed Massachusetts Title 5 Inspector.

The times that Title 5 requires a septic inspection are as follows:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection.
