Septic Pumping is Essential Septic Maintenance

Regular pumping helps to prevent solids from escaping into your drainfield and clogging the soil. Normally a properly designed septic system has enough space for 3-5 years accumulation of sludge waste. Once waste reaches this point waste has less time to properly settle before leaving the tank into your leach field. This means that more solid waste will get into your leach field. As this becomes clogged liquid waste will not absorb at the rate which it enters the tank so plumbing can backup and waste will reach the surface. To avoid this unpleasant and expensive consequence of neglecting maintenance it is always a good idea to have your septic tank pumped every 3 – 5 years. Title 5 Septic Inspections To Keep Everyone Safe

All Clear Septic and Wastewater Services carry out many Title 5 septic inspections for property owners in Massachusetts. Title 5 is the regulation of the Massachusetts State Environmental Code 310 CMR 15.000 which protects communities and environments from the potential hazards of on-site wastewater disposal systems (septic systems). Septic systems are to be properly located, built and maintained to effectively treat wastewater so as not to cause health risks to humans and animals or environmental problems which can result from the pathogenic elements as well as harsh pollutants present in wastewater.
The most common instance for a Title 5 Inspection to be requested from us is when a home or commercial property is being sold and it is required that a septic inspection be carried out. Today we have Title 5 Septic Inspections scheduled in Clinton, Berlin, Bolton, Marlborough, Sterling, Maynard and Stow MA. The seller is typically responsible for arranging and completing the septic system inspection with a licensed Massachusetts Title 5 Inspector.

The times that Title 5 requires a septic inspection are as follows:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection.

Septic Pumping Is Sometimes Required Annually

All Clear Septic and Wastewater Services have septic pumping appointments in Berlin, Bolton, Clinton, Northborough, Sterling and Maynard today. All septic systems must be pumped to continue to operate correctly and it is usually recommended that you have your system pumped every 3-5 years depending on a variety of factors including the size of your system and the amount of wastewater that is being processed. We are also however pumping a septic system for a property in Stow today that has its septic tank pumped annually. This is because they have, and use, a garbage disposal so their system must be pumped more regularly. In addition to annual pumping making their system work correctly annual pumping has the extra benefit that they also don’t need to have their system inspected within two years of their transfer if they sell their home, they have a 3 year time limit. As stated in the Mas Gov website:

“An inspection up to 3 years before the time of transfer is valid if the inspection report includes records demonstrating that the system has been pumped at least once a year during that time.”

Title 5 Septic Inspections Including a Condominium Inspection Today

All Clear Septic and Wastewater Services know that condominium septic systems have to be inspected every three years in Massachusetts. As stated on the Mass Gov website:

Condominiums with 5 or more units – all systems must be inspected every 3 years.
Condominiums with fewer units must either inspect all systems every 3 years, or the system serving the unit being transferred must be inspected within 2 years prior to transfer.
