What To Expect When You Have A Title 5 Inspection

All Clear Septic and Wastewater Services know that most people will only ever need to have a Title 5 Inspection (sometimes called a Title V Inspection) done when they sell a home with a septic system and, unless they move a lot, they are unlikely to need to have one done many times. Therefore it stands to reason that most people do not know what to expect when they schedule a septic inspection or even how to prepare for one. We have had more than one customer assume that a septic system should be pumped before an inspection takes places so that we can ‘see’ what we are inspecting. The is absolutely not the case. The State of Massachusetts requires that your system be inspected under “normal use conditions” for a minimum of 2 weeks or more. We regularly pump septic systems for customers after they have had their Title 5 septic inspection once it has passed however.   • conduct an interview with the property owner

  • examines the integrity of the tank

  • Analysis of the criteria specified in Title 5 that indicate system failure, and, for large systems, those which indicate threats to public health and the environment;
  • Water use records from the previous two years, if available;

Don’t Forget About Your Septic System’s Leach Field

All Clear Septic and Wastewater Services are often called to a client’s property when they require repairs because damage has been done to their septic system’s leach field (also called a drain field). We find that many property owners who know they have a septic system and know they have a septic tank forget, or do not know,  that another essential part of their septic system is a leach field. Septic leach fields are used to remove contaminants and impurities from the liquid that emerges from the septic tank. A septic tank, the septic drain field, and the associated piping compose a complete septic system. The septic drain field is effective for disposal of organic materials readily catabolized by a microbial ecosystem.

Some advice to keep your leach field operating correctly is:

DO take the time to ensure that any down spouts or other surface water is diverted away from your drainfield.
DO keep the cover to your septic tank accessible by installing covers and risers for easier inspections and pumping.
DO have an effluent filter installed to prevent debris from entering your drainfield.
DON’T build anything over your drainfield or dig in it for any reason.
DON’T plant any landscaping over your drainfield – except grass.
DON’T drive a vehicle over your drainfield or compact the soil in ANY way.
