Water Usage Habits Important for Septic System

We have found that many people with septic systems are unaware that you may need to change your water usage habits to keep  your system operating correctly.  A common mistake that many septic system owners make is to put too much water into the system.  The decomposition process can become strained if there is too much excess water in the system, resulting in a variety of problems.  Ideally, septic owners should only be using a maximum of 50 gallons of water per day, per person. The following averages for common household activities can help you keep track:

 

  • Dishwasher Cycle – 7 gallons
  • Washing Machine – 40 gallons per load (less with front-loader machines)
  • Toilet – 2 gallons per flush, 1.6 gallons for newer standard toilets
  • Shower – 2.5 gallons per minute (a 10 minute shower = 25 gallons)

 

It can be difficult to stay on top of usage, particularly for large families, but laying down some basic guidelines can help everyone to work together . New environmentally-friendly appliances, toilets and shower heads can help reduce usage without a lot of extra effort, and cost.  A water meter can be helpful for households that feed off of a well.  The government website energystar.gov also has a lot of helpful ideas and tips for reducing water usage. Remember, a septic system is installed based upon the number of people that are anticipated to be using it.  If your base number increases, you might need to upgrade to a larger system.

How Long is a Septic Inspection Valid?

 Septic Inspections, required in connection with a property transfer, generally are good for two years.  If a property is sold more than once in the two-year period, the single inspection is valid for all transfers.  When a system is pumped on an annual basis and the pumping records are available, an inspection is valid for three years.

“A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds.  A conventional septic system has a tank where solids can settle and begin to degrade, a distribution box, and a soil absorption system (SAS) that further treats the effluent by removing some of the bacteria, viruses, phosphorus, and nitrogen.”

 

To sell a property you need a Title 5 Inspection to be done. Title 5 does not require that cesspools be replaced, however, as stated on the Massachusetts Official Website of the Executive Office of Energy and Environmental Affairs:

 

“cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant”.
