A conventional septic system consists of a septic tank, a distribution box and a drainfield, all connected by pipes, called conveyance lines. Your septic system treats your household or business wastewater by temporarily holding it in the septic tank where heavy solids and lighter scum are allowed to separate from the wastewater. This separation process is known as primary treatment. The solids stored in the tank are decomposed by bacteria and later removed, along with the lighter scum, by a professional septic tank pumper. After partially treated wastewater leaves the tank, it flows into a distribution box, which separates this flow evenly into a network of drainfield trenches. Drainage holes at the bottom of each line allow the wastewater to drain into gravel trenches for temporary storage. This effluent then slowly seeps into the subsurface soil where it is further treated and purified (secondary treatment). Septic Pumping Should Be Done Every 3 – 5 Years

Septic Systems will always need to be pumped but the frequency can vary depending on a variety of factors including the size of your septic system and the number of people that are using it. However as a general guide you should have your septic system pumped every 3-5 years or annually if you have a garbage disposal. This is because normally, properly designed tanks have enough space for up to three to five years’ safe accumulation of sludge. When the sludge level increases beyond this point, sewage has less time to settle properly before leaving the tank. As the sludge level increases, more solid wastes escape into the soil absorption system (SAS) or leach field/ drain field. If the SAS becomes so clogged that it cannot absorb liquid at the rate at which it enters the tank, the plumbing will “back up” or unsanitary wastewater will bubble to the surface. You really don’t want to wait until you have sewage ‘bubbling’ to the surface in your yard or backing up into your house so it is a good idea to keep up with your septic pumping schedule. Title 5 Septic Inspection For Homeowner in Sharon MA

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.

A large portion of the inspections that we conduct are for property owners who are selling their property which has a septic system, either a commercial or residential. This is because most sellers have not bought their property in the last two years so do not have a current Title 5 Inspection for their property. The good news is that once it has been done it is valid for 2 years so once you have decided you are selling your property it is always a good idea to have the inspection done early in the sale process. You know it is likely that you will sell in two years so it will remain current and you will not have to worry about it causing delays later when you have sale deadlines. An inspection may highlight a problem and you will have time to fix it and once your property has passed its septic inspection that is another selling point. The Property Owner is Responsible for Arranging The Title 5 Septic Inspection When Selling

  • General layout of the system components (location of the building sewer, septic tank or cesspool, distribution box and leaching field);
  • Type of use (e.g., house, school, retail space), Title 5 design flow, and whether the facility is presently occupied;
  • Analysis of the criteria specified in Title 5 that indicate system failure, and, for large systems, those which indicate threats to public health and the environment;
  • Water use records from the previous two years, if available;
  • A description of the septic tank, including its condition, approximate age, thickness of grease/scum layer, and other relevant information;
  • A characterization of the distribution box and dosing tanks with pumps, if any, such as condition and evidence of solids carryover or backup; and
  • The condition of the soil absorption system including, any signs of hydraulic failure.

We have found that many property owners who have scheduled a septic inspection do not know what it will entail because they have not needed to have one done before. Generally it is the seller of a property that is responsible for carrying out the septic inspection so unless you have previously owned and sold a property with a septic system you may not have previously needed to scheduled one.
